Commercial real estate underwriters and lenders require a due diligence property condition assessment (PCA) in conjunction with environmental site assessments (ESAs) as part of their due diligence process when providing financing to their clients when buying, selling or refinancing a property. As a certified engineering consulting firm, we are trusted advisor to many financial institutions and are financially stable and provide years of credibility to our reports that are used for real estate transactions every day.

Property condition assessments & environmental condition assessments

Our reports are in conformance with the ASTM E2018-15 standard guide property condition assessments: Baseline property condition assessment process and performed by qualified seasoned professionals in engineering and architecture. This is typically required for all property types such as multi-family, retail, office and industrial and include all specialized disciplines such as architectural, building envelope, mechanical and electrical, fire and life safety and site works.

ESAs are completed as per CSA Standards (Z768-01 (R2016) and Z769-00 (R2013)) or O.Reg. 153/04 (as amended) depending on your requirements. Work is conducted by Qualified Persons to ensure quality in our assessments.

We also provide cost management services to complement our building science offerings, including payment certification, project and loan monitoring, construction change order review and development feasibility analysis.
